Our alert system helps you stay connected with your tenants and automate key property management tasks. This guide explains how alerts work and how to make the most of this feature.
What are UnitNode Alerts?
Alerts are notifications sent to your tenants via SMS based on specific triggers such as upcoming rent due dates, water bill deadlines, or late payments. Each alert is delivered in the tenant's preferred language, providing a personalized communication experience.
Each plan includes a specific number of alerts per month that can be used across your entire property portfolio. Alerts help maintain consistent communication, reduce late payments, and save you time on manual follow-ups.
How Alerts Work
UnitNode's alert system operates on an intelligent automation framework that handles the entire notification lifecycle. The system supports both automated schedules and manual triggering, giving you complete control over your tenant communications.
Manual Alert Triggering
In addition to scheduled alerts, UnitNode allows you to manually trigger alerts when needed:
- Send immediate notifications for time-sensitive matters
- Target specific tenants or properties with custom messages
- Create one-time alerts for unique situations not covered by automated rules
- Manually trigger alerts directly from tenant profiles or property dashboards
All manual alerts are also sent in the tenant's preferred language, with UnitNode's translation system automatically converting your message to maintain consistent communication.
Automated Bill Alerts
Monthly rent reminders and other recurring notifications are automatically deployed to tenants at the precise time and date you specify. You can set these to go out 5 days before, 3 days before, and on the due date, providing timely reminders without any manual work.
Personalized Timing & Delivery
Every aspect of alert delivery can be personalized based on tenant patterns and preferences. Send reminders at their most effective times - whether that's early morning for some tenants or evening for others. All communications are delivered in the tenant's preferred language, ensuring clear understanding and higher response rates.
SendUtility Feature
The SendUtility feature automates the entire utility bill notification process. When utility bills arrive, simply input the details once, and UnitNode handles the rest:
- Composes personalized messages with exact bill amounts, due dates, and payment instructions
- Automatically calculates tenant-specific charges for shared utilities based on your allocation rules
- Sends follow-up reminders at strategic intervals to prevent late payments
- Provides tenants with a simple way to confirm receipt or ask questions about their bills
SendAnnouncement Feature
The SendAnnouncement tool enables broad communication across your entire portfolio or targeted to specific properties:
- Send important updates to all tenants simultaneously or filter by property/unit
- Deliver maintenance notifications with timing details and expected duration
- Issue emergency alerts for time-sensitive situations like water shutoffs or weather warnings

UnitNode provides several types of alerts to help you manage different aspects of your property management:
Rent Reminders
Automated notifications sent before rent is due to help tenants remember payment deadlines. These can be scheduled at different intervals to ensure timely payments.
Water Bill Notifications
Alerts for water utility bills, ensuring tenants are aware of upcoming charges. These notifications include bill amount, due date, and payment instructions.
Late Fee Notices
Automatic notification when late fees are applied, with clear information on the amount and how to resolve. These alerts help minimize disputes by providing transparent communication.
Portfolio Announcements
Send important updates or maintenance notices to all tenants across your properties simultaneously. These are perfect for building-wide or emergency communications and are automatically delivered in each tenant's preferred language.
Monthly Alert Refresh
Your alert allocation automatically refreshes at the beginning of each billing cycle. There's no need to manually reset or request new alerts.
Important: Unused alerts do not roll over or compound from month to month. Each billing cycle starts with a fresh allocation based on your plan.
Alert Allocations by Plan
Each subscription plan includes a specific number of alerts per month that can be used across your entire portfolio:
- Basic Plan: 50 alerts/month - Suitable for small portfolios with up to 10 properties
- Plus Plan: 500 alerts/month - Ideal for growing portfolios with up to 150 properties
- Max Plan: 1900 alerts/month - Designed for large portfolios with unlimited properties
Each tenant typically requires at least 2 alerts per month for essential communications. Additional alerts are needed for water bill notifications, announcements, and other communications. Plan your subscription accordingly based on your portfolio size and communication needs.
Managing Your Subscription
UnitNode makes it easy to track and manage your alert usage through the subscription page in your account settings.
Track Remaining Alerts
The subscription dashboard provides real-time visibility into your current month's alert usage, including:
- Total alerts available in your current plan
- Number of alerts used this billing cycle
- Remaining alerts available
- Historical usage patterns to help with forecasting
Upgrading Mid-Subscription
If you find yourself needing more alerts, you can upgrade your plan at any time directly from the subscription page:
- Instant upgrade with no service interruption
- Pro-rated billing - only pay for the difference for the remainder of your billing cycle
- Additional alerts become immediately available in your account
- All settings, templates, and tenant data remain unchanged during the upgrade
